The game cache had 5 problematic files, and they were redownloaded, about 150 MB, and now I have yet to encounter any new grey blocks, so it seems like it fixed it. Thanks, sparklecat!

Game runs pleasantly smoothly. As you can see in images, it happens both in regular in-game, but also on the map. Size of blocks vary, issue happens in any zone I've visited so far.
